Though the UK real estate recovery starter in 2009, now with the third quarter 2010, it has lost all the steam that it had gathered earlier. This fact has been reported by the major housing agencies in UK. According to Halifax, the average house prices have been quite down for the in September 2010. The prices are also down 3.6% in September from the last month. The average UK real estate for sale is 162,096 pounds.
Most money lenders for the market also expect that the prices of the for sale will fall in 2011. The moneylenders believe that major spending cuts are inevitable in the budget and this will also make it difficult to obtain the home loans for the housing. In May 2010, the Conservative party has advised significant reductions in the budget that will decrease the budget deficit to the tune of USD 127 billion.

With half a million public sector jobs on the block, the unemployment rate is likely to grow and the spending likely to be cut. This will also affect the home loans and the for sale properties as many people won’t be able to afford the homes. The retirement age for the public sector employees will be increased to 66. This is one of the largest budget cuts that have been implemented in decades. This will also lead to lower wages in the private sector. All of this will have a negative impact on the UK real estate.

The government is hoping that these measures will eliminate the deficit by 2015 and make the economy more stable. Currently all the measures that will be implemented by the government are strictly under a lot of debate.

The UK rentals are low in comparison to some of the European Union countries and the international rentals. The gross average UK rentals are quite low and hover around 4%. Even in central London, the average UK rentals hover around 4.6%. The rental income for the non residents is a flat20% unless they have taken some very specific steps to counter the problem. With a number of allowable deductions, the taxation can be as low as 9%. The capital gains tax is valued at the progressive rates of 18% – 28%.

Since the abrupt end of the property boom last summer the U.K property markets have started to look more unattractive and volatile for would be investors in the U.K looking to profit from property. Property agents in the U.K have seen property investors who used to just focus on the U.K beginning to explore alternative oversea’s market’s. The main reasons for the recent lull in activity in the housing markets have been the tightening of the credit market’s in the U.K and also wider economic factors including previous interest rate hikes and rising inflation.

These factors have also all combined to greatly reduce the confidence in the housing market in the U.K which has been one of the main driving factors of the property market over the past decade.

Oversea’s property agents are beginning to receive more enquiries from U.K investors looking for property markets that are not fuelled by credit ie loans/mortgage’s and also that are also still appreciating in value.

One such area of the world that has attracted a lot of attention that satisfies these criteria is the U.A.E. The area has seen a rapid expansion since 2002 when some of the Emirate’s of the 7 that make up he U.A.E decided to offer freehold ownership of property to foreign national’s. The first of the Emirates to adopt this stance was Dubai, which has been widely documented a property hot-spot for numerous years now. Money can still be made from this Emirate but more property experts are now starting to turn their attention to an Emirate only 12 miles away from the centre of Dubai but with prices less than half of Dubai currently.

Many realtors believe for good reason that this Emirate is likely to be the next Mini Dubai generally due to the amount of investment as well as location of the Emirate.

The Emirate in question is the smallest Emirate in the U.A.E called Ajman.

As you are going through the initial steps in preparing your home for sale, you should begin with doing a walkthrough for yourself. In addition to the notes you take for things that need to fixed, you will want to make a note of anything that is ‘attached’ to you home that you will want to take with you when you move out.

When I say ‘attached’, this means any fixture that is permanently installed to a wall, the ceiling, or the floor of your home. This could be a ceiling fan, a light fixture, a mirror, fireplace doors, built-in furniture like a cubby seat in a bay window or a small wall desk, bookshelves or any other item that could be interpreted as ‘permanently installed. Pictures, clocks and other items are considered temporary and do not need to be considered.

This is not limited to interior items. Items considered permanent could include an arbor, a gazebo, a wooden swing or swing set, playground items, or any other item that is installed in such a manner that would make moving or removing it difficult without assistance or significant labor to do so. Again, this interpretation is somewhat vague so don’t guess. For instance, you have an outside gas grill that is attached to a gas line. Would you consider this a permanently installed item or not?

Maybe, maybe not. I bring this up because you want to make sure that you take note of any and all items that may come up during negotiations or could pop up as a ‘gotcha’ at the closing table. It is best to anticipate and remove any doubt up front.

I had this happen on my home. When I first visited the house, my wife could not accompany me so I brought a camcorder with me so that if the house looked like a possibility on my visit, I could show it to her without having to travel all the way back to the house. One of the items that I just happened to record was an expensive thermostat installed on the wall. I thought nothing of it at the time. Put in a later walkthrough with my home inspector, I noted that the thermostat that I had recorded had been replaced with a cheap, manual model. Since we had already made and offer and the contract was pending, I contacted my agent and through their agent, we requested that it be replaced with the original.

If you are thinking of moving your business to the centre of the UK or are already based there and are looking at renting office space to get your business off the ground then areas such as Liverpool are an ideal place for renting office space. Regardless of the size of your business or the size of the premises you require, renting is a fantastic alternative to splashing out on a mortgage or buying premises. There’s a huge choice available in the current City of Culture and it can be more cost effective than you might imagine.

Regardless of whether you are renting office space that you already have interior furnishings and machinery already purchased for or whether you are looking for a more complete business solution such as a fully furnished office that requires no additions, then you will find it in Liverpool and the surrounding areas in the centre of the UK. Leasing space in Liverpool means that you are near the centre of the country with fantastic access to the rest of the United Kingdom whether it is by road, rail or air so if you have a nationwide distribution network to supply to there is no problem no matter where your customers are located.

Renting office space used to be frowned upon and was considered to be for people who couldn’t afford their own premises but nowadays and since the recent downturn in the UK’s economic climate with more and more companies failing and filing for bankruptcy, that stigma has been removed and it can be considered the sensible choice for more frugal business owners.

You already know you are not going to get rich quick (and neither should you expect to) but wouldn’t you like a low risk investment that produces double-digit capital growth?

In case planning permission is granted by local councils investors could reap returns of up to 10 times there original investments but even otherwise undeveloped land, tends to increase historically in price anyway over the longer term with increase in acute shortage of housing in UK.
Why UK Land Prices are Booming?

o 250,000 to 3,500,000 new homes are needed over the next 15 years rising to 4,400,000 new homes are needed over the next 20 years.

o 90% of towns in the UK are unaffordable for 1st time buyers.

o The UK is the second most densely populated country in Europe and has a fast rising migrant population

o The UK suffers from some of the oldest housing stock in Europe and a huge shortage of supply of affordable and mid priced housing.

o Over the last 30 years the demand for new homes has increased by 30%. Whereas the same period house building rates have dropped by over 50%.

o Since 1997, the Government has increased the average number of new homes built per hectare from 25 to 40.

Why Invest in UK Land Plots?

o Recent volatility in equity and bullion markets world-over and underdeveloped real estate markets in developing countries makes UK land for sale market only safe heaven to park investments for common investors expecting decent returns on there investments

o Land Investment market in UK is very well regulated and is comparatively safe for common investors in comparison to markets in developing countries

In view of the above arguments it is advisable for individual investors to explore UK Land market as an investment option.

Online the tools provide you with maps, which you can click on to find foreclosure homes in your area. You can also find updates listed online, as well as lists of pre-foreclosed homes. The Internet has a list of foreclosures, HUD houses, auctions, and pre-foreclosure homes, which you will find images of the homes posted as well. Price lists and monthly mortgage potentials are also posted. It is nice to know that you have a variety of options, pricing, lenders, and other related real estate options when you are searching for a foreclosed home.

By shopping online, you can save time and money. The realtors, real estate, and foreclosure site owners will put you in connection with lenders once you find the home you like. You have investment property, first time homebuyers, and bad credit opportunities available at some of the real estate sites online.

Most websites will provide you with an area to sign up at the site and have updated e-mails sent to your mailbox each day. You simply provide a brief description of what you want and the site owners will take it from there. They will send you an updated list each day of the potential homes that interest you.

In addition to getting updated foreclosure property listing each day, you can use the websites online to find property details, view images, find contact information, and neighborhood information. Foreclosure and tax information is available as well. If you want to buy a foreclosed home directly from the owner, you will find listings at some real estate websites as well.

Free foreclosure listings will provide you with comprehensive lists of the latest homes, which you can search through large databases, searching through hundreds of thousands of homes. Some sites update their listings three times daily.

You can apply for homes online and find real estate agents in your area as well. Some areas online offer you lower mortgage payments if you finance the homes the same day you find your home. You can get ARM loans with guaranteed low payments, and cash outs in five business days. Some of the websites offer you free credit scores so that you can have your report prepared before applying for a home.

Shopping online puts you in touch with the lowest mortgage rates, and you can find lenders that will guarantee you a loan. Go online and use the search tools to find a home, or see if you prequalify for a foreclosed home. Don’t forget to check out the wide foreclosure property listing available online. Lastly, conduct a background search and review consumer reports when you are considering borrowing money to buy a foreclosed home online. Searches secure you so that you do not get in the wrong hands.

Natural stone has been used for centuries as a respected and elegant building material, in the architecture of Greece, Rome, and in other famous structures like the Taj Mahal in India, which is clad entirely in white marble. Even today, it’s a revered material to use in construction because of its durability, visual appeal, and environmental friendliness.Natural stone is a wonderful and practical option if you are thinking of tiling a room in your home.

It can be such a great material because it takes long to weather and erode, and it provides a very solid foundation that could prevent from freak accidents like trees falling through one’s rooftop. Consider how horrible it would be if someone in the house was struck on the head by a branch, if the house was ruined, or both. Natural stone doesn’t just provide protection from trees: it can also provide more protection from fires, hurricanes, and many other natural weather problems that could be a threat to one’s home and the people in it.

Another benefit is that it can lower heating costs by insulating a lot of heat, which will save money in the long run, and it can make the home very quiet, so one can be at home resting peacefully, knowing that the cars driving down the road or the dog barking next door will be, at the most, minimally heard. As prices rise everywhere, and since the energy bill is the most important one to pay, it might be a good idea to lower energy costs as much as possible. Knowing how stone can save money, let’s look at a type of of stone that one can use that’s both appealing and sturdy.

Marble stone definitely fits the description of an attractive and sturdy material. First of all, it’s very pretty, and as mentioned before structures like the Taj Mahal, one of the seven wonders of the world, were built using this material. There are many types of marble that one can choose from, and it can come in many different colors, not just pure white like one might usually imagine.

Other than marble, there are many other types of stones that one can use to build a home. With the rising costs of lumber and concrete (and the rising costs of everything in general), selecting to build a home out of natural stone could be a great option that many previously may not have considered. There are numerous other sources on the web now that speak about the benefits of using stone to build a house.

It shouldn’t be automatically assumed that natural stone is too expensive. A wise move would be to take a look at natural stone distributors in the area.Even if stone is not going to be used to build an entire home out of, it can easily add appeal to one’s fireplace or flooring. In conclusion, this is a material that should not be overlooked by homeowners or by anyone planning on building or remodeling their home.

Intellectual property is the collective reference for the intangible rights owned by an individual or business over their non-monetary products. Although intangible, intellectual property (also known as IP) can be sold, assigned, licensed much like ordinary assets.

There are four main types of UK intellectual property:

1. Copyright – copyright is a protection that is automatically granted over someone’s own original work, for example written work or art. If the work is copyrighted, then the owner can control when it is published, sold or reproduced and who is allowed to do so. Copyright does not apply to ideas, theories or methods; the work protected must be in a physical and permanent form.

2. Patents – a patent protects an original idea, invention or product. In order to qualify for patenting, the invention or idea must not be currently in use, must not be a scientific theory or method, a method of medical treatment or animal or plant.

3. Trade Marks – trade marks are usually given to individual logos, brand names or distinctive designs. A trade mark identifies something as being legally owned and therefore cannot be reproduced without permission from the owners. A trade marked object should not be currently generically used, make reference to a particular product, make reference to the quality of a product or make reference to a geographical area.

4. Registered Designs – a registered design number is given when an individual or company want to protect an original design. The design must not have been previously published. The registered number gives protection for the design’s individualistic features such as colour, shape and texture. The registration must be made in reference to a specific geographical area. Once registered it prevents others from using not only the same, but also similar designs.

These different forms of intellectual property can be registered and protected by applying online to the ‘Intellectual Property Office’, which is a government owned body.

The benefits of having your UK Intellectual Property Rights protected:

- Copyright: it gives the owner of the original asset the right to start legal proceedings against someone who has used their copyrighted material without being given permission. The presence of the © symbol discourages potential infringers. An injunction and/or damages can be awarded for copyright infringement. Profit can be made in owning a copyright by licensing out or selling it. A copyright can be awarded for up to 50 years.

- Patents: this gives the owner the right to stop others replicating their patented invention. An injunction and/or damages can be awarded for a patent infringement. A patent can be licensed out for a fee or sold. A patent is normally awarded for 5-20 years.

- Trade marks: using the trade mark symbol acts as a deterrent to others before using a trade marked object. It also gives the owner a legal right to take action against someone who uses the object without permission. Those who counterfeit trade marks run the risk of criminal prosecution by Trading Standards and/or the Police. A trade mark can be licensed out for a fee or sold. A trade mark can be awarded for up to 10 years.

- Registered Design: this personal registration number provides the owner with exclusive rights over the appearance of their design. An injunction and/or damages can be awarded for plagiarism of the design without permission. A registered design can be licensed out for a fee or sold. A design can be registered for up to 15 years.

Motorhome is one of the popular kinds of rental in the UK, and everyone should know when considering a motorhome rental. Following these simple tips will make your motor home rental more enjoyable and safer for everyone involved.

1. Picking up the Motor Home

Always pick up the motor home after getting a good night’s sleep. Generally, this is not a problem for locals, but if you are flying in, then sleep at a hotel before picking up the motor home. A good night’s sleep will allow you to get used to driving the new vehicle before experiencing any fatigue. This one tip will help ensure the safety of all those riding in the motor home.

2. Pre-Book Your Motor Home

This is especially true for the holiday season. The better motor homes get rented out fast and pre-booking ensures you get what you want. Waiting till the last minute may cost you added amenities that you really don’t want to go without. Also, the sooner you book, the better your chance of getting a good deal.

3. Charging the Batteries

While it is not necessary to go to a campground every night, it is recommended to go at least every three nights. This will make sure your battery stays fully charged throughout the trip. It also gives you a chance to empty the toilet and refill the fresh water supply. In between campgrounds you can normally camp anywhere that does not have a “No Camping” sign or a “No Parking Overnight” sign.

4. Camping Laws

Always check with the rental company when planning your holiday. There are some places where camping is restricted and the rental company will know where these places are. If the law says you cannot camp on the side of the road, you will need to know where camping is allowed. Many places can provide you with a map of designated camping sites for you to choose throughout your travel.

Manchester is one of the United Kingdom’s largest metropolitan areas located in North West England. The city had a reputation for being an industrial powerhouse but has morphed itself into one of the most desirable places to live in all of the United Kingdom.

City Centre

The bustling city centre of Manchester is highlighted by the Piccadilly Gardens. This large square contains fountains and many listed buildings. The gardens are located off of Market Street a commercial street with a large number of shops. Also of particular interest is the Northern Quarter of the city. This area is known for small shops and cafes as well as music and nightlife.

Economy

At one time Manchester was known as an industrial city, however that reputation has come and gone. The City has shed its industrial reputation and has become a city of commerce. Rapid development has caused Manchester to morph into a service based economy. Major sectors of business are finance and banking, insurance, education, and legal. The job market is rapidly expanding providing more jobs in Manchester than ever before.

Transport

Manchester has an easily accessible transport grid. The city centre is easily navigable by foot. However, if necessary, the Metrolink provides mass transit use for commuters. The Metrolink has two lines in use as of now but there are plans to add additional lines in the future. The city also uses local trains as well as buses. There are maps throughout the city to provide visitors and citizens information. Manchester Airport is located in the south of the city and has easy connections to the centre by bus and train. There are plans in the future to connect to the Metrolink.

Sport

In case you haven’t heard, the city is home to one of largest, if not the largest, football clubs in the world. Manchester United plays in Trafford at Old Trafford, a football stadium that can seat over 70,000 people. Along with Manchester United, the city is home to Manchester City. This up and coming team plays at City of Manchester Stadium and is now one of the best teams in the premier league. Manchester also hosts international tournaments that include cricket, rugby and lacrosse.

Education

Some people call Manchester a university city due to the fact that it has two of the biggest universities in all of England. Manchester University and Manchester Metropolitan University offer students the opportunity to study a wide variety of subjects. Multiculturalism has increased the need for language schools in the city and it is now easy to find these schools throughout the school.

It is easy to see why this city has continued to grow physically and economically in the past few decades. Manchester is a great place to live. So brush off your CV and prepare for interview questions because Manchester might be the right place for you.
